5 Bed, 4 Bath, Semi-detached Home, including Independent Living Granny Annex

GROUND FLOOR

Upon entering the property, you are greeted by unique custom made wrought iron gates and railings. Planted in the front garden you will find plum, pear, and an apple tree. On the drive you can fit 3 cars. The drive is wide enough to fit a caravan and still be able to walk past. The drive was laid just 2 years ago.

Entering through the porch and front door, which is a stable door, you come to the hall and staircase which is original to property. The paint has been stripped to the side of the staircase and the newel posts and handrails too, revealing the beautiful wood. There is also solid light oak flooring to bring it all together.

The living room is of a generous size. Recently fitted café shutter blinds to the bay window and a multifuel burner (DEFRA approved) all help to create a cozy space to share with the family.

The dining room is entered via the living room. Again the same solid light oak flooring that’s in the hall, this room has a feature brick chimney breast. The wooden kitchen work top wraps around into the dining room.

There is a downstairs WC accessed from the dining room, and under stair storage for all those bits you need but don’t want to see.

The kitchen is fully fitted with a beech wooden worktop and 2 sinks. At one end there is double Belfast sink, dish washer and washing machine. The middle area fits an American size fridge freezer. And the rest is the cooking area, where the round sink gets used the most along with the electric range cooker.

As you walk into the garden there is a large flagged area and log store. An outdoor tikki bar and BBQ area take you to the lawn. Beyond the lawn a large Indian stone flagged and covered gazebo give you the outside room you always wanted with the security of being covered for the typical Manchester weather. A bonus is with the positioning of the summer house, which means you can watch TV whilst sitting out in the garden. Underneath the mature laburnum tree, which is stunning when it flowers in the spring, we have created a discrete bin store.

At the bottom of the garden beyond the fence is the park. An ally of trees on the park walk up to fence, so you are welcomed with bird song every morning. We have seen bats occasionally  at dusk, and frequently see the parakeets fly over.

There is a gate at the bottom of the drive which takes you to the garden and the Granny Annex. This annex can also be accessed from the garden via a separating gate, which means separate independent access. The log built bungalow is fully self contained for independent living with a living room, fully fitted kitchen with integrated fridge freezer and space for a washing machine, a large double bedroom, and a bathroom with a walk in shower. It is all electric and super insulated, so stays warm in the winter and cool in the summer.

FIRST FLOOR

The largest bedroom on this floor we are currently using as an office. The combi boiler is sited here. This room makes a very generous bedroom, with the window looking out onto the park.

The next room along the landing is the bathroom. Whilst this is a small bathroom, we have maximised the space with a folding door, and a very generous walk in shower. A blue tooth electric mirror with speakers so you can listed to your favourite music.

At the end of the landing are 2 further bedrooms. Both would fit a double bed or bunk beds.

SECOND FLOOR

Up the second staircase you come to the loft bedroom. At 2.5m in ceiling height, you don’t feel cramped in this HUGE room. There are eaves storage for your Christmas decorations or similar. With the added benefit of an en-suite shower room, we call this the loo with the view, where you can see to the moors on a clear day. Three Velux windows and three ceiling fans help to keep this room cool in the summer.
